   ENCINITAS
The almost 60,000 residents of Encinitas live in one of five communities: Cardiff-by-the-Sea, Leucadia, Olivenhain, Historic Downtown and New Encinitas. The city affords the best of both worlds with its rare mix of rural atmosphere and big city services. The older, downtown castal area stands as a symbol of a rich heritage in direct contrast to the newer “bedroom communities” at the Eastern portion of the city. Surfers and “new agers” eat, work and play alongside upscale professionals and business owners. The world famous Paul Ecke poinsettia ranch and Quail Botanical Gardens have dubbed Encinitas “The Flower Capital of the World.” 

CARDIFF-BY-THE-SEA: Part of the city of Encinitas, this cozy coastal town named after Cardiff Wales, offers beachcombing with impressive tide pools, world-class professional and amateur surfers, fine dining at Restaurant Row and a beachfront campground affording spectacular Pacific Ocean views and sunsets. The town center provides residents with a post office, library and a variety of restaurants, shops and services. Homes of all shapes and styles dot the hillside, and the community college hosts a local campus.   

   LEUCADIA: Known for great surf spots, antique shops and eclectic homes, Leucadia (means “sheltered place”) adds its unique flavor to the city of Encinitas. The quaint downtown shopping district includes a strip of retail shops, boutiques, surf shops, motels, sidewalk cafes and art galleries that hug coastal Highway 101.
The diverse mix of surfers, artistic types, singles and families enjoy sunsets on the bluffs overlooking Grandview, Beacon’s or Stone Steps beaches. The quiet, waterfront street of Neptune Avenue lined with million dollar homes from beach shacks to palatial estates, is host to dog walkers, bikers and joggers. 

OLIVENHAIN: The most rural of all Encinitas regions, Olivenhain, which means “olive grove”, began as a colony of German settlers. Sprawling homes, many with ocean views and lush orchards, dot the foothills of this appealing, upscale family-oriented neighborhood. Winding two-lane roads, rail fences and horse trails invite walkers, bicyclists and four-legged creatures. The historic Town Meeting Hall is host to the Spring Beer and Bratwurst Festival, a Halloween Party, a Craft Fairs and a Holiday Party.

CARLSBAD
The home of Legoland, California, the city of Carlsbad is comprised of several differing neighborhoods including Old Carlsbad, a delightful beach village with restored Victorian homes and offices, small resort hotels, unique shops, restaurants and antique stores and the newer master-planned communities including Aviara, La Costa and Rancho Carillo the Leo Carillo Ranch. Named for a famous health spa in Karlsbad Bohemia, this city which has been incorporated since 1952, provides a major auto mall, train depot and airport as well as several large shopping plazas.
 

  DEL MAR
Home to the world-renown Del Mar thoroughbred racetrack and county fairgrounds, this quaint village offers unparalleled views of the Pacific Ocean, natural lagoons, and untouched canyons. With a history dating back to the 1800s, Del Mar has emerged as an exclusive community of gourmet restaurants, homey coffee shops, specialty boutiques and service businesses most notable being the European-style Del Mar Plaza. As the area population explodes, Del Mar has sprouted the surrounding communities of Del Mar Heights, Carmel Valley, Torrey Pines and Torrey Hills.
 

LA COSTA
Three square miles of rolling hills, fertile canyons and ocean views comprise the exclusive community in East Carlsbad known as La Costa. Named for its world renowned resort and spa, La Costa is situated between the Buena Vista Lagoon, Batiquitos Lagoon and Agua Hedionda Lagoon, with the Pacific Ocean just two miles to the West. The moderate year-round climate and 30-minute accessibility to San Diego to the South and Orange County to the North make La Costa a perfect destination for locals and visitors. Outdoor lovers can partake in surfing, fishing, cycling, hiking, tennis and world-class golf.
 

RANCHO SANTA FE
“The Ranch" as Rancho Santa Fe is affectionately called, is known for its large lots, celebrity residents and world-class resorts and facilities. Rated by The Robb Report as the top place in the U.S. for the affluent to live, it consists of 9.7 square miles of secluded homes, gated communities, rolling hills of citrus groves and meandering horse trails. "The Village" at the heart of the town offers business and personal services, specialty retail stores, award-winning restaurants, real estate offices and the Inn.

  SOLANA BEACH
This small upscale community consists of an eclectic assortment of offices, retail shops and restaurants along the coastal highway; antique shops, art galleries and boutiques fill the Cedros Ave. design district; while offices, restaurants and retail chains are strung along Lomas Santa Fe Drive, the main thoroughfare of the city. Boasting four parks, two golf courses, an Amtrak station, several shopping malls and a community theater, Solana Beach offers residents all they need in its four square miles.

  OCEANSIDE
Camp Pendleton Marine Base, Mission San Luis Rey and Oceanside Harbor define this eclectic city mixing a beach resort atmosphere with thriving businesses, burgeoning residential growth and a rich history. Still one of the more affordable areas to purchase a home, Oceanside offers a variety of housing options, from luxury beachfront condos, older suburban homes, senior communities and planned developments. Easily accessible to points East, North and South by highway, train or plane, visitors and residents enjoy year ‘round shopping, diverse recreational and international dining opportunities. A great place to raise a family or retire in comfort, Oceanside has something for everyone.

Accepting An Offer >Low Offers

In every real estate market, there are buyers who make offers that are far below the current market value of the property. How should you react if your agent brings you one of these "low ball" offers? Here are some scenarios for the seller.

If your home is priced very close to its fair market value, you can simply reject the offer and be reasonably confident that a better one will appear. However, if you have priced your home higher than other comparable homes in the neighborhood, the offer may not be unreasonable.

Ask your real estate agent for advice about the buyer's overall strategy. Do they really want your house or will they move on to another property if you make a counter offer? Can they afford to pay a higher price? Are there ways to close the gap with a small owner take-back, or with terms that will increase your bottom line? Take a hard look at your asking price and explore all your options before saying "no", especially if you are selling in a buyer's market.
