Oceanside Real Estate
Oceanside homes and Oceanside condos have long been considered one of the best values in the county, however, in recent years it has met the rising cost of homes in Southern California. The average house price in 2005 was $570,780, with condos averaging $374, 268. Single family house prices ranged from the high $200,000s to almost $4 million, while condos ranged from the high $100,000s to just over $3 million. The 2005 estimates were of 63, 612 total housing units including single family, multi-family and mobile homes. Oceanside boasts an eclectic mix of housing. Older homes tend to dot the city with many in the downtown and beach areas, with the upscale community of St. Malo at the southernmost portion of town. Ocean-front luxury condos have sprouted up recently, while apartment and tract housing projects have been developed throughout the city, most notably the Rancho del Oro planned development with home prices starting at around $500,000. Many new subdivisions have been build in the eastern portion of the city with reasonably priced housing for young families and retirees alike. Mobile home parks are prevalent in all areas of the city with more than 3,000 total units. Popular senior and 55+ communities at Oceana, Ocean Hills and Peacock Hills offer some of the most affordable housing left in the city.

Oceanside General Facts
Driving South from Los Angeles through Orange County, the first city to welcome travelers to San Diego County is the thriving community of Oceanside. Hugging the coastline three miles, and extending inland to the San Luis Rey River Valley, all 42 square miles of Oceanside are convenient to north and sound bound travelers along Interstate 5. East and west access is available on Highway 78 and northeast on Highway 76—both providing access to Interstate 15. Its location of 35 miles north of San Diego and 83 miles south of Los Angeles, provides Oceanside with a unique combination of exceptional location to major Southern California destinations, well-priced available land and multiple resources. The primary source of this distinct coastal metropolis’ economy has been tourism and Camp Pendleton, a large U.S. Marine Corps amphibious base. Additionally, Oceanside sports a diverse business culture from small to large shopping malls, car dealers, large sporting and recreational goods manufacturers as well as several biotech and medtech companies. Agriculture has always been significant to Oceanside's economy with the temperate climate making it ideal for growing tomatoes, avocados, citrus fruit, nursery stock and flowers. To encourage new business development, the city of Oceanside offers an incentive plan for new commercial, industrial and office construction while the property tax is one of the lowest in the county.


Oceanside History
The Luiseno Indians, Oceanside’s first dwellers, inhabited the San Luis Rey River valley area and helped build the Mission San Luis Rey de Francia in 1798. In 1834, Pio Pico, governor of California, who developed a large land grant that later became Camp Pendleton, confiscated the mission; it was restored in 1893 and completed by 1912. In 1881, local storekeeper, Andrew Jackson Myers, considered the founder of Oceanside, applied for a grant on the Oceanside mesa for 160 acres. J. Chauncey Hayes, realtor, Justice of Peace and the editor of a newspaper, named the first post office "Ocean Side," which was later changed to "Oceanside." In 1883 the California Southern Railway was laid from Los Angeles to San Diego. On July 3, 1888, Oceanside was incorporated with a population of about l000. By the 1890s, Oceanside had three hotels, two drug stores, two blacksmiths, a hardware store, bakery, harness shop, lumberyard, barbershop, newspaper, school, bank, and six churches. With the building of the nation's largest Marine Corps Base, Camp Pendleton, on the city’s border in 1942, the demand for housing and municipal services exceeded supply as workers flocked to downtown for food and lodging. In the 1960s, Tri-City Hospital was constructed as well as the Oceanside Small Craft Harbor. A new downtown transit center was built in 1983 and in September 1987, the city dedicated its sixth pier, just before Oceanside's Centennial Celebration in 1988. The following year, the new Civic Center was constructed and became the cornerstone for downtown redevelopment, which continues to this day.


Oceanside Demographics
By 2005, this thriving city boasted a population of 175,000. Camp Pendleton has its own military population of over 36,000 spread over its 125,000 acres. The most recent census reported the median resident age as 34 and the median household income an estimated $56,285. Visitors and residents are attracted to the moderate climate with average temperatures ranging from 52„a to 69„a and with an annual average rainfall of 10.7 inches. Oceanside Unified School District comprises 18 elementary schools, three middle schools and three high schools. Several private academies complete the mix of schooling available for all ages, while the 121-acre, hilltop main campus of MiraCosta Community College provides a variety of educational opportunities for North San Diego County residents seeking higher learning. The two branches of the Oceanside Public Library, provide information, education, cultural and recreational events. Eight parks dot the city and eight beaches grace Oceanside's coastline offering recreational activities for the whole family, while three beautiful golf courses are available for those who enjoy the sport. The Regional Travel Center is a major transportation hub for the military as well as commuters traveling downtown and to Orange County and Los Angeles. Oceanside also boasts a small airport for private planes.


Oceanside Points of Interest and Events
Oceanside's most notable landmark, the Oceanside pier, was first built in the late 1890s and has been rebuilt six times. Mission San Luis Rey, an historic landmark, hosts several events a year and is open daily for visitors. Another spiritual site, Mount Ecclesia, is the international headquarters of The Rosicrucian Fellowship. For the active set, Oceanside has a large skateboarding park and miles of coastline for surfing, swimming, jogging, biking, tanning or strolling. The more adventurous can go whale watching, fishing, rent a wave runner or take sailing lessons at the Harbor. The California Surf Museum sports surfing exhibits, boards, photos and memorabilia. Nature lovers can stop by the Buena Vista Audubon to view exhibits and have a picnic at the Buena Vista Lagoon. Visit the Heritage Park Village Museum to see some of Oceanside’s original buildings and period furnishings. Changing exhibitions of regional and national art, a museum store, educational programs and tours are available at the Oceanside Museum of Art. MiraCosta College offers original art at the Kruglak Gallery and top performances in music and dance. The weekly farmer’s market brings certified vendors selling fresh produce, flowers and seafood. Annual art festivals include Harbor Days and Days of Art. Crowds flock to the Pier each July 4th to watch a spectacular fireworks show and to the outdoor amphitheater to attend the Summer Seagaze Concerts. Locals line the Oceanside Harbor each December to view the Parade of Lights as brightly decorated boats parade the waters of the inner harbor. Oceanside hosts several surf championships, competitions and contests throughout the year and local canoe and yacht clubs sponsor races and regattas.

Closing or Settlement >Net Sheet for Sellers

When you consider what price you should accept when selling your home, there are two important factors that will influence your decision. The first factor is the basic sales price. The second, and more important, is the amount you will actually receive from the proceeds at the closing.

Your real estate agent will prepare a seller's "net sheet" showing what your expenses will be. This will aid you in determining who pays what and when. It can help you to focus on the details of the sale.

A seller's expenses will include brokerage fees, real estate settlement fees, title insurance fees and special assessments. In some cases the buyer may ask you to pay some of the loan fees. Local real estate taxes will be pro-rated for you and the buyer, and you may be asked to place funds in escrow for payment of your final water bill. Subtract your mortgage balance any home improvement loans and other liens against the property that will be paid at the closing to come up with your final figures.

Your real estate agent can go over all of these factors with you when you list your home for sale and again as offers come in.
